Terms and Conditions

House rules

  • Our holiday homes are not suitable for parties or events without prior arrangement

  • Please be respectful of our homes, and surrounds, including our neighbours.

  • No smoking indoors or in entrance ways

  • Please remove your shoes inside

  • Please leave our properties tidy, do your dishes and do not move furniture.

  • Some properties are pet friendly so please enquire about bringing a pet, all subject to conditions.

  • All persons making bookings must be over the age of 21

  • Only the guests nominated in the booking must stay at the property. No visitors to the property after 9 pm, or extra guest fees will apply.

  • BBQ must be left clean or a $75 cleaning fee will apply.

  • Please place rubbish in council bins and sort accordingly prior to departure.

  • Turn off all appliances and heating/ cooling before departure and leave the house locked with the keys back in the Lock box.


Check in/out

  • Check-in time is 3pm on the arrival date, and check-out time is 10am on departure date.

  • Early check in / Late check outs are subject to availability & may incur a fee if not prearranged.

  • You will be sent all the self check in information the day before your stay. Any questions, please get in touch.


Property unavailability

We do everything we can to make sure the property you have booked is ready for your arrival. However, if the property becomes unavailable due to unforeseen circumstances, for example, damage to the property, natural disasters, or urgent unforeseen maintenance issues, we reserve the right to find suitable alternative accommodation for your stay. In the circumstance that we cannot find suitable accommodation, a full refund will be issued.



  • We have a no party policy.

  • Breach of this policy will result in immediate eviction without refund.

  • All extra associated costs for cleaning, or damage will be forwarded to the guest.

  • Anti social behaviour will not be tolerated and security deposits will be held.

  • Damage, Breakages, Theft and Loss are the client’s responsibility during the stay. The client shall be liable for all costs and expenses incurred because of such damage, breakages theft or loss.

  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. The noise curfew is 10pm.

Cancellation Policy

Free cancellation ends 1 week prior to stay.


Security bond

Properties have a $150 security deposit that will be charged 1 day prior to check out. It will be released within the week if no claim Is made.


Issues/ problems during stay

If issues arise during your stay please report them immediately so we can do our best to rectify the situation. You must allow access for appropriate tradies / repair person to the property if necessary.
